Jonathan Hewlett is celebrating his 25th year at Savills, where he presides over the London region in Sloane Street. ‘The key areas have not changed,’ he says, but he has noticed a shift over the past few years into a ‘needs-based market’. It’s true that prime central London has dropped in value, but ‘only marginally year-on-year,not anything dramatic’. Despite this, the division sold five properties over the £50 million mark and 20 over £20 million in 2018, according to Hewlett – not a bad return for a year fraught with reports of Brexit uncertainty and hesitant buyers. ‘In and among a really tricky market, we’ve still managed to achieve some good results for our clients,’ he reports. The past year has also seen the expansion of Savills’ private office, to meet increased client demand for a discreet service, including expansion in the Middle East across residential, commercial and rural property into a UHNW hub. ‘We find [it] a very vital tool as [we] interact with professionals and individuals around the globe as well as across all the UK,’ he says. Hewlett is looking for ‘more clarity about how this country is going to go forward’ in 2019. ‘I think the feeling is that the adjustments have taken place, but there is a bit more uncertainty. People are being cautious.’
